Selling your home is one of your better options to stopping your lender from proceding with the foreclosure process through the courts or from taking your home away from you. They refer to it as liquidating.

Let's explore this option carefully and remember you have at most 120 days to act.

1. How much time is left before the judge rules in favor of your lender and force a sale at auction. If you are early in the pre-foreclosure stage you barely have enough time to get your home ready for sale and get it on the market.

2. Now in 2009 we are in a buyer's market. It isn't like it was in 2004 when you could list your home with a realtor for sale and in a couple of days hundreds of interested buyers were competing with one another to make offers even on a 30 year old home. That was of course because borrowing money from the banks was easy to come by.

3. If you're still living in your home while the realtor is showing it, getting market value is going to be tough. So you might want to find an alternate place to live while it's on the market.

4. How much will it cost to make repairs and get it ready for retail sale? Do you have an extra two or three thousand to put into it.?

5. Are you willing to give a discount in order to sell it before the auction date? Don't forget you have to pay seller's closing costs and the realtor's commission?
If you are, how much equity are you willing to sacrifice in order to
save your credit and the hassle of going to court?

Keep in mind home sales have slowed down in the Albuquerque area. It now takes at minimum 100 days to sell, at most 180 days depending on the location and the condition of the home.

Here is another option for you to consider. This option is only after you have exhausted all other efforts like a workout plan with your lender, refinance with a new lender or selling through a realtor.
