Hello, My name is Ken Armijo. I too, was in default with my lender and nearly lost my home and farm in 1998. I missed several payments and I was on the verge of loosing it all to foreclosure. My family would have to start all over again somewhere else! I thought if I just ignored the problem it would go away by itself. The demand letters turned into phone calls that I didn't want to answer. If only I had enough money I would just pay them off was my thought. That wasn't going to happen because my wife's job and mine barely covered our living expenses let alone make large monthly payments that we just coud not afford. I listed with a realtor and attempted to sell. At the time the market was pretty soft like it is now to sell a home at market value especially out in the country. Most of the offers I got were well under what I was asking and the realtor really didn't give my listing the attention it deserved. Well, needless to say it didn't sell and I was running out of time. I asked for advice from several people that I trusted and they said the same thing. "Talk to your lender". So I did. It was pretty stressful because there were several demands that I didn't like, but we followed through with the workout plan and ten years later we're still living in our dream home. We're caught up with our deficiency, making regular monthly payments, and in effect stopped the foreclosure. We can even save money for vacations! Your situation may be similar to mine or completely different but no matter how you size it up you're still in foreclosure and time is against you and especially now that banks are in turmoil; borrowing money isn't as easy as it used to be. Preforeclosure means that if you do not take action within 120 days and stop the law suit your house will be sold at auction to someone else or the bank will take it back. Your home is your castle. You obviously have a lot invested in it and it would be a crying shame to loose it because you gave up. Let me tell you, it's worth the fight.
